Phillip Tran spent $25k on an Airbnb coaching program and learned nothing. Asked for a refund, didn’t get it. Proceeded to figure out rental arbitrage on his own, posted his wins, others began asking him for help.
Phillip convinced his friend, JR Rivas, an Airbnb Super Host, to join forces with him and create an Airbnb mentorship that didn’t suck.

Fulfilling on that promise is no easy task.
Phillip and JR have an entire team of experts working round the clock. They’ve gotta find properties that would be viable for Airbnb. Reach out to those landlords. Sell them on the idea of some stranger renting their place for the sole purpose of listing it on Airbnb (which is a big ask). And then, when they get a yes, hand that over to whichever BNB Leverage student is next in line.
Which, if you play your cards right, could be you in the near future, right?
“So the thing that’s different with us,” Phillip says, “is like, we’re not actually saying we’re guaranteeing it, we’re actually gonna do it. If you’re gonna guarantee it, why not just do it?”
“Not only does that make life easy for our members, but I know the way the marketing space works. Whenever people see a hot offer, they copy it. So the way we’re setting this up, it’s gonna be very hard for our competitors to copy. The barrier to entry – to do what we’re doing – is just too high. We’re too far ahead, it’s gonna be difficult to catch us,” he points out.
“And now we’re starting to see the power of the offer,” JR chimes in. “Like our very first student got signed up, got his property, he went out there, furnished it, put it on Airbnb, 42 hours later he gets three bookings.”
“And it’s like all he had to do was furnish it. And you don’t even have to do that in person if you don’t want; we teach people how to furnish places remotely.”
“But we just created him a business, A to Z, without him having to do much. Compare that to your average Airbnb course, where 72% of people never even make it to the end,” he says.
“So think about that,” JR preaches, “if 72% of people never make it to the end, that’s at least 72% of people who aren’t getting the result they signed up for.”
“It’s probably only like 5-10% of people who go through a course who are actually successful.”
“So when you’re on some guru’s sales page and you see all those testimonials, all that means is they’ve sold a f*ck-ton of people and 90% of them have failed, and these are the 10% that succeeded.”
“So another reason our offer is crushing is ’cause everyone has to succeed.”
This is why JR almost said no when Phillip first asked him about putting a program together. JR had a coaching offer prior, and it was selling well, but he just got sick of being a guru and everything it implied.
The whole industry’s full of crap.
But he can at least feel good about what they’ve created with BNB Leverage. They’re catering to busy professionals who have more money than time, who have no interest in burying their heads in modules and then going out and trying to do all the tedious steps themselves.

Not sure how much this costs, but if they’re promising you a property you can sublease on Airbnb within 45 days, it does set ’em apart.
Still, you have to be realistic about your potential ROI.
What if they charge like $20k? And then you gotta spend another $5k to furnish the place? Then you’ll need a cleaning crew, a handyman, maybe an assistant or two, some software and tools.
You better get nonstop bookings if you wanna see a profit anytime soon.
And then what about property two? That’s on you.
