“If you’re going for specifically single family residential homes, well then that’s what you’re gonna hafta filter out so that you’re not going after commercial properties and other things like that,” Carlos says.

“You don’t want a buncha extra stuff in there that’s not gonna be useful to you,” he explains.

Fourth, skip trace. Use software to find phone numbers for these prospects.

The fifth and final step? You guessed it: prepare and start marketing to these folks.

  • Will you cold call?
  • Will you send direct mail?
  • Try text blasting?
  • Drop voicemails?
  • Pay per click ads?

It’ll depend on you, your situation, your goals, your preferences.

But that’s the mile-high overview of Carlos’ approach to real estate investing.

From there, it’s about mindset and execution.

Everyone wants to be a multi-millionaire, Carlos rants, but very few make the decision to do whatever it takes to get there.

You gotta say, “Yep, I know it’s gonna be a bumpy road, but bring it on. No turning back.”

Once you draw that line in the sand, it’s about commitment.

“So no matter how you feel, every single day, right, whether it’s raining or it’s snowing or it’s sunshine – whatever, whether it’s windy – you have to stay committed to the decision that you made,” Carlos preaches.

“And guess what? You gotta pay your dues every single day to that decision. Every single day. Okay?”

Got it, bro. So what else? Sacrifice, Carlos says.

“Guys, listen, I started with nothing. So don’t sit here and tell me that this can’t be done.”

“I’m coming to you from a 10,000 square foot commercial building, and I grew up in a 300 square foot house in Mexico with laminate exterior,” Carlos recalls.

Another thing is, block out the noise. Kill all your distractions.

And guess what? Your family’s probably gonna be the first ones to tell ya you shouldn’t be doing this.

Oh but it doesn’t stop there.

“Who do you think you are?” your friends’ll say. “Oh, you think you’re better than us? You don’t wanna meet us for happy hour on Friday ’cause, what, you’re on a coaching call with your mentor?”

And on and on and on.

Be ready for it – it’s coming. And when it does, you have to keep all that negative energy at bay.

Tell ’em that’s just not what you need around you right now.

Sure, you’ll lose some friends over it, and probably talk to certain family members a lot less, but that’s what it’s gonna take.

Last is perseverance.

“Man, this is gonna come with a lot of work,” Carlos admits. “This is gonna come with a lot of trials, a lot of tribulations.”

“Imagine this, right? It took me six months to get my first real estate deal.”

“[I placed] 2,400 bandit signs to get my first real estate deal,” he rants.

“Guess what? You don’t think at some point I wanted to quit?”

“Your mind, right, what does it seek? It seeks comfort. But your soul and your heart is like, ‘Uh-uh, shut up, mind. I don’t care what you’re tellin’ me right now; I have to do this. I cannot leave this earth without doing this. I gotta try.‘”

“This isn’t easy,” Carlos says bluntly.

“I hate to be so transparent with you, but like, only 3% of you are gonna become multi-millionaires.”

“Don’t get me wrong, I’m praying for all of you though.”

“And guess what? I hope that some of you become six-figure earners. I remember when six figures was like a million dollars for me.”

“When I worked in corporate America, I was making $60k a year, putting in 70 to 80 hours a week.”

“In 2014 I became an entrepreneur. By 2016 I had made my first million dollars. But that all came with a price.”
