Jaren Barnes believes anyone can flip vacant land, part-time, no matter what the economy does. “I’ve been around the real estate community quite a while,” he says, after listing the various podcasts and BiggerPockets projects he’s been involved with over the years.
“I’ve been exposed to a lot of what’s out there in the world and I gotta tell you, the most 80/20, the highest leverage strategy is hands down investing in vacant land.”

“Flipping vacant land,” Jaren reiterates. “Buying from a motivated seller at, say, forty to fifty cents on the dollar. And then turning around and selling it, market value, through a land specialized real estate agent.”
“I’m a real 80/20 guy. I’m really all about, kind of, anti-hustle. I really am pro-lifestyle. I want people to be making a lot of money but have plenty of time to drink martinis on the beach and lay out in a hammock and read philosophy books. That’s kinda our jam. We want people to have a good time.”
“Even if it’s not that. Even if you have a career that you love and you just wanna make extra money, I mean, it’s pretty crazy what’s possible in the land business on part-time hours.”
“Especially if you use land specialized agents because the biggest bottleneck is getting properties to sell. So if you can get really good at identifying experts in land to sell property for you? I mean, you’re in the game.”
“You just buy more and more and more inventory and you’re set. But right now, everybody’s freaking out about the economy,” he says.
What about rising interest rates, right?
Well, as a land investor, you’d never get approved for traditional loans anyway. So it’s a non-issue.
Jaren literally just bought a property for $45,000 and flipped it a few days later for $130,000. What recession? And that’s happening, like clockwork, every single month in his business.
No rehabs to worry about; they’re not developing anything on these plots of land; they’re just buying low and selling high and keeping the difference.
Easy peasy. No reason you can’t join ’em.
“I can show you how to do it,” Jaren says. “It’s a very simple business model.”
“But there’s a lot of strategy involved. And there’s a lot of noise in the space right now. Everyone else is zigging, so right now, the Land Maverick Society is zagging. We’re doing a lot of cutting-edge, innovative stuff.”
“We’re actually able to get deals through one strategy we’re testing out right now without direct mail or any real marketing cost involved. It’s kinda crazy.”
“So if you’re wanting to pivot from wholesaling or flipping houses or you just wanna get started in real estate? Now’s the time to go all in on land,” he says.
Although, Jaren admits, land’s not sexy. You’re never gonna see an HGTV show about land flipping. ‘Cause it’s basically a spreadsheet on your MacBook Pro. That’s it. That’s the biz.
“But yeah, I’d love to talk to you, love to work with ya. We’re growing our community by leaps and bounds. There’s tons of crazy resources behind the scenes once you become a member. It’s growing. It’s continuing to get better and better and better.”

Jaren’s wife works full-time on this now, supporting the group. They both give out their cell phone numbers. They’re there for ya.
Jaren tells how some of his students have spent upwards of $30,000 on other land investing courses, with nothing to show for it. Their “coaches” couldn’t even answer their questions because they weren’t truly experts themselves. Who knows, maybe they haven’t even done a land deal before. Not the case with Jaren.
Gotta say, I like this dude. No clue what he charges, but you can tell… he’s real.
