Step No. 1 is driving for dollars. (This is where I gracefully retreat, like a ninja disappearing into the shadows.)

Step No. 2 is finding the worst properties. Peeling paint, broken windows, missing shingles, grass hasn’t been mowed in a month, other signs of neglect – that’s what you’re looking for.

Step No. 3 is getting the homeowner’s phone number. Zack uses BatchSkipTracing to do this.

Step No. 4 is to call ’em up. “Would you consider a cash offer on your property?”

These worn-out houses are everywhere. Right now, there’s like half a million properties with foreclosure filings in the United States, Zack says.
